On the hills of the Chianti Classico region, not far from Gaiole and the Castello di Brolio, 66.4-hectare estate with a rural hamlet and Agriturismo. The estate buildings (over 2,100 sqm) currently house nine flats, the old wine cellar, a restaurant and a spacious yoga centre. The land houses a small vineyard (about 1.1 ha with the possibility of planting up to 6.0 ha) and an olive grove (about 2,200 trees), as well as woodland and arable land. The property is accessible via a short dirt road (approx. 700 m) that connects it to the communal road system. Basic services are available in the villages of Castelnuovo Berardenga (approx. 10' drive) and Gaiole in Chianti (15' drive), but the central position in Tuscany guarantees a quick connection to most of the art cities in the region (Florence, Siena, Montepulciano, Pienza, San Gimignano...). Agriculturally, the property includes large sections of arable (4.9 ha) and grazing land (1.7 ha) that could easily be used to plant new crops on the farm. The land is also very suitable for planting vineyards, as evidenced by the numerous wineries in the area. A large olive grove (about 6.6 ha for a total of 2,200 trees) allows the production of up to 1,800 kg of excellent extra-virgin olive oil each year. The vineyards (about 1.1 ha) are currently unused and need an almost complete replanting. The property could, however, plant up to 6.0 ha of vines: of these, 3.6 ha can be registered as Chianti Classico DOCG, the remaining area could instead be registered as Toscana iGT or as Vinsanto del Chianti DOC (depending on preference). Considering the production guidelines, the estate could produce up to 189 hl of Chianti Classico DOCG and 317 hl of Toscana iGT (equivalent to 25,000 and 42,000 bottles of wine respectively). A private lake, set just below the main villa, is used for irrigation.
