This country hotel is located not far from Florence, within walking distance from a town offering all the services, and features a total of 26 bedrooms and 31 bathrooms. The buildings (990 sqm) are in good structural shape but need a total renovation before being usable. The property is completed by 4,500-sqm garden, two pools for the guests and a convenient 2,500-sqm parking lot. Services are all at hand and easily reached even on foot (550m; 1'). From the property, one can also reach the art cities of Tuscany in less than two hours by car (Florence, Colle di Val d'Elsa, San Gimignano, Siena:). The main country house (600 sqm - 6,456 sqft, 10 bedrooms and 15 bathrooms) is laid over three floors as follows: - Ground floor: ample restaurant with professional kitchen, bar and pantry, common areas for the guests and five bathrooms; - First floor: nine bedrooms with private bathroom; - Second floor: bedroom with private bathroom in the turret. The building is in excellent structural shape but needs a total renovation and overhaul before being used again as an accommodation. From an aesthetic perspective, the country house recalls the typical Tuscan rural houses with exposed stone walls, wooden beams and terracotta floors. During the last restoration, it was decided to only use recovery materials (wherever possible), also considering that the house is registered and protected as a valuable historic property. The restaurant can easily accommodate 100 guests, but during summer it is also possible to use the outdoor paved area for further 50 guests. The old barn (390 sqm - 4,196 sqft, 16 bedrooms and 16 bathrooms) is laid over two floors and houses the remaining guest bedrooms, all equipped with their own private bathroom (nine on the ground floor, seven on the first floor). The country houses are surrounded by a 4,500-sqm garden decorated with secular trees and flowers. Two swimming pools (respectively 20 × 10 m and 6 × 6 m) are at guests' full disposal. All around, the property is completed by approximately 1.9 hectares of land including a convenient 2,500-sqm graveled parking lot located just beyond the road in front of the buildings.
