公寓 在 莫韦赞, 奥克西塔尼 购买
Overview This fine property is situated in the quiet countryside, close to the market town of Mauvezin, and within easy driving distance of Toulouse Blagnac. The stone property is a classical Gascon manor house, some two hundred years old, with an old tower house on one side which has been incorporated into the habitable space. The property sits in 1,78ha of leafy grounds, in a parkland of century-old oak trees which lend the property a secluded and private feel, being far removed from the road or any other nuisances. The tennis-court and swimming-pool are set at discreet distance from the house, providing an ideal recreational space for sport and leisure without spoiling the period and classical beauty of the old stone property. Let's look at the property in more detail: The Entrance A double driveway cuts through the parkland and trees, opening out into a clearing as we approach the property and see the old stone walls of the house and its western terrasse. The estate provides ample parking, both in front of the workshop or on the driveway to the front of the house. A swimming pool is visible behind a discreet hedge to the rear, and the tennis court itself behind a green wire fence. From the outset, this promises to be a lovely home. The Reception Room We enter the property directly into a vast reception room of approximately 75m2. There are windows at the far end and along the western side. A large fireplace presides in a central position, with a woodburning stove at the end of the room closest to the kitchen. The ceilings are high and spectacular reaching up in cathedral style to the roof. The habitable space has been divided into a sitting-room, music-room and dining-room. This is the perfect area in which to entertain, not least because of the doors opening onto the covered terrace area to the west, which flows into a natural extension to the living space during the warmer months. The Western Terrace This space is far grander than a terrace. This space is more comparable to a summer reception and dining-area. From the dining table the current owners love to watch the sun slipping over the horizon while enjoying evening drinks and dinner. We are certain that between May and late September, there is a gravitational pull to this part of the property which feels the « logical » place to be. The Kitchen Recently updated this light and spacious room has a minimalistic and classical feel. For the chef principal a door to the garden provides immediate access to the herb garden, and pretty views over the park which render kitchen chores more agreeable. This is a lovely spot into which to rustle up some of those sumptuous Gascon dishes for which the area is renowned. There is a handy pantry area for overflow, that keeps the kitchen space neat and tidy. The length of the kitchen with access to the garden at both ends provided adequate space for a breakfast table. The Utility room Situated behind the kitchen this is a good-sized utility area, with views to the gardens. The Conservatory With easy access to the kitchen, there is a conservatory on the eastern side of the property, that opens onto its own private terrace area. An ideal spot in which to catch the morning sunshine with plenty of sheltered space for an outside dining room table. A hammock swings from the trunk two nearby trees - an invitation to relax in the shade. The Sitting Room/television room As we will see, this property offers a lovely choice of reception rooms in which to sit, or read, entertain, or watch films each different in ambience. The smaller sitting-room is snug and cosy and currently used as a television-room. It has a warm and cosy feel. This room could be used as an additional downstairs bedroom. The Guest Bedroom On the far side of the sitting room, there is a downstairs bedroom with an individual shower and sink. This room has proven particularly popular with guests: 'So much so, it was hard to persuade them to leave at the end of the summer,' the current owner confides. The shower room benefits from its own WC. The Bathroom on the Landing A characterful bathroom sits on the half-landing area, with decorative shelving and an artistic hand-painted rear panel behind the bathtub, this is a quirky room, individual in character and full of period charm. Upstairs: The Guest Room This room is as warm and welcoming as the companion guest room on the ground floor, and as the first, has feature ceiling beams. There is access to storage space in the attic. The Master Suite & private shower room This bedroom has a lovely gable window overlooking the garden. Eastern facing, this is a delightful bedroom from which to watch the sun rise over morning tea. The Tower The tower can either be accessed through the television room or from the garden. Providing three levels of quirky accommodation, the ground floor is currently used as a study and connects to the television-room. On the first and second floor of the tower, the entire space is taken up by two small bedrooms. The tower provides a quirky and historical addition to the property with a sense of « remove » from the rest of the house. It is with little surprise that we learn it was once occupied by teenagers. NB : The tower has a steep and turning staircase to navigate which would be hinder anyone with mobility issues. The Park The surrounding park and gardens lend this property additional charm and interest. The ancient oaks would take hundreds of years to replace, and the backdrop to the house is peaceful and tranquil, with several arbours in which to hide away, rock in the hammock, or picnic. It is utterly quiet other than birdsong and is not overlooked by any neighbouring properties. The pool is surrounded by a hedge for privacy with the possibility of adding a fence for additional security. The tennis court is tucked away beyond the pool area, the surrounding trees affording welcome shade over the court for the most vigorous of matches. The workshop/games room is separate to the house with ample space for a pool-table, darts board, table-tennis table : an adjoining shed provides storage for the lawnmower and other garden equipment. Our recommendations here at Bliss Our main recommendation with this property is not to tarry and to book a viewing as soon as you can. This lovely home has come to market at a time when there are fewer and fewer new properties of such calibre for sale in the current economic climate, in a setting which is not easy to find: being tranquil yet close to the shops and restaurants, and with an impressive private park of beautiful old trees. If you are seeking a family home, far from the crowds, this property merits your full attention. 112365.4.1fr_FRwpcf7-f11236-p50049-o250049 Get back to me {"closepopup":false,"closedelay":0,"openpopup":false,"openpopup_id":0} 339956 Our thoughts here at Bliss We were delighted to have the opportunity to market this property as we are certain it will appeal to many buyers. The location itself is interesting, within easy reach of the popular market town of Mauvezin, and only a short drive to Toulouse International airport. The parkland is exceptional and will be an instant draw to lovers of old trees, and woodlands. The tennis court is an additional bonus, and in this part of the world, the ever important and lovely pool area. The property itself holds an undeniable appeal to buyers who are seeking a family home in the truest sense of the word. This is one of those properties which would be a delight to fill in the summer months, simply because there is both internal and external space for a very large family, each room offering a different ambience depending on the mood. The grand reception room (once a barn) with its tall ceilings, is elegant and majestic: the perfect place for big Christmas dinners, or entertaining in the winter months. Hang your grand candelabras here or light the room with candles: this is a stylish reception room that flows with such energy that even with a large group of guests it would be difficult to imagine ever feeling cramped. The western terrace is a delightful summer « room ». The snug and cosy smaller sitting room is a welcome addition to the main formal reception room. Here we find the cosy ambience of what was not doubt the original farmhouse. This room is the perfect place to hide away with a book. Equally the study on the ground floor of the tower is ideal for remote office work. Outside, between the tennis court and the pool, and the park, there is space for several activities or groups of friends all at once. Were this house mine, I am certain my older children flock here in the summer months with a crew of friends. This is a house to fill with people friends and music. Did I mention there would be more than enough space for a grand piano in the main reception room? This home is the perfect canvas on which to paint the memories of a new family for the next generation, just as the current owners have done for so many years.
