Overview This fine property is situated in the quiet countryside, close to the market town of Mauvezin, and within easy driving distance of Toulouse Blagnac. The stone property is a classical Gascon manor house, some two hundred years old, with an old tower house on one side which has been incorporated into the habitable space. The property sits in 1,78ha of leafy grounds, in a parkland of century-old oak trees which lend the property a secluded and private feel, being far removed from the road or any other nuisances. Let's look at the property in more detail: The Entrance A double driveway cuts through the parkland and trees, opening out into a clearing as we approach the property and see the old stone walls of the house and its western terrasse. We are certain that between May and late September, there is a gravitational pull to this part of the property which feels the « logical » place to be. The Kitchen Recently updated this light and spacious room has a minimalistic and classical feel. For the chef principal a door to the garden provides immediate access to the herb garden, and pretty views over the park which render kitchen chores more agreeable. This is a lovely spot into which to rustle up some of those sumptuous Gascon dishes for which the area is renowned. The Utility room Situated behind the kitchen this is a good-sized utility area, with views to the gardens. The Conservatory With easy access to the kitchen, there is a conservatory on the eastern side of the property, that opens onto its own private terrace area. An ideal spot in which to catch the morning sunshine with plenty of sheltered space for an outside dining room table. A hammock swings from the trunk two nearby trees - an invitation to relax in the shade. The Sitting Room/television room As we will see, this property offers a lovely choice of reception rooms in which to sit, or read, entertain, or watch films each different in ambience. The smaller sitting-room is snug and cosy and currently used as a television-room. It has a warm and cosy feel. This room could be used as an additional downstairs bedroom. The ancient oaks would take hundreds of years to replace, and the backdrop to the house is peaceful and tranquil, with several arbours in which to hide away, rock in the hammock, or picnic. It is utterly quiet other than birdsong and is not overlooked by any neighbouring properties. The pool is surrounded by a hedge for privacy with the possibility of adding a fence for additional security. The tennis court is tucked away beyond the pool area, the surrounding trees affording welcome shade over the court for the most vigorous of matches.
