This restored country house is located in the hills of Umbria, not far from Lake Trasimeno. Finely renovated in 2010 by the current owners, the building (290 sqm) houses 3 bedrooms and beautiful living rooms with classic finishes handmade by local craftsmen to preserve the charm of the building. The 4,800-sqm garden located under the villa hosts a small olive grove (60 trees) and the 14 × 6 m swimming pool with an outbuilding to build a small spa. Services are all available in the nearby town (2km; 5'), which can be reached via an unpaved road in excellent condition. The town of Passignano, on the shores of Lake Trasimeno, is about 11km away, and many of the best-known towns in Tuscany and Umbria can be reached in just over an hour's drive (Umbertide Perugia, Cortona, Citta di Castello, Montepulciano, Assisi, Pienza, Todi...). The country house (290 sqm - 3,120 sqft, 3 bedrooms and 4 bathrooms) opens on the ground floor with a spacious dining room with open-plan kitchen, small pantry and bathroom. From this main room, one then passes into a small sitting room connected to the private office space (potentially an additional small bedroom). Beyond the study, with independent access from outside, is a spacious guest bedroom with a small cooking corner and private bathroom decorated with hand-painted ceramic tiles by Francesco De Maio. Going up to the second floor (from the internal staircase or directly from the outside) we find a cozy living room with fireplace that leads on one side to the library and the master bedroom with en-suite bathroom. On the opposite side one enters the turret: on the first floor is the bathroom, while up on the second floor is a bedroom with panoramic views. On the northwest side of the farmhouse is a paved porch, ideal for outdoor dining and breakfasts, which then leads to the old stables now converted into a veranda/orangery. The original core of the farmhouse dates back to the 14th century and was most likely a watchtower. The building was expanded in the 16th century and became a farmhouse. The last residential addition is dated 1769, and only the turret (tobacco dryer) dates to the second half of the 19th century. The current appearance was given to the farmhouse by the current owners who engaged in a careful renovation completed in 2010 and carried out using only original materials and/or perfect copies handmade by local craftsmen. Fixtures and furniture were also commissioned from local artisans and carefully made following the original style of the farmhouse.
