This 16th-century convent is set on the hills around Todi, in a quiet and panoramic position in the Umbrian countryside. The complex (over 2,200 sqm in total) is currently split into multiple units that include a painting atelier, the master house and several accommodations for the guests. The building is in need of consolidation and renovation but could be easily converted into a luxury hotel. The property is completed by 5.1 hectares of land. Services are all available in the nearby medieval town of Todi (8km; 15') and many of the most famous cities of Tuscany and Umbria can be easily reached by car (Orvieto, Montefalco, Perugia, Assisi, Montepulciano, Siena:). The monastery (1,811 sqm - 19,486 sqft) is laid over three floors and features several entrances opening onto the different units making up the building. The complex, dating back to the 16th century, was built over the ruins of an older medieval hamlet. Over the 20th century, the convent was visited by notable personalities, including the famous artist Pietro Dorazio (1927 - 2005, former owner of the convent), who also designed the pool. The last renovation of the building took place in the 1970s and 1980s, and the convent is in need of consolidation and restoration. * Sant'Angelo church (204 sqm - 2,195 sqft), no longer consecrated, has been converted into a charming painting atelier together with the old sacristy, also transformed into a series of painting rooms and storages. * The master's house (442 sqm - 4,756 sqft, 5 bedrooms and 3 bathrooms) is set on the southern corner of the convent, accessed either from the cloister or through the front porch. On the ground floor are several storage rooms, an office space with bathroom, the kitchen with its own dining area and a spacious living room. On the ground floor is the sleeping area featuring a central hallway leading to five bedrooms and two bathrooms. On the southern edge of the floor is a nice terrace (48 sqm - 516 sqft). The loft could easily accommodate two more bedrooms with a shared bathroom. * On the eastern side of the cloister is a small guest apartment (52 sqm - 559 sqft, 1 bedroom and 1 bathroom) with a closet on the ground floor and a bedroom with private bathroom on the first floor. * The foresteria (372 sqm - 4,003 sqft, 6 bedrooms and 3 bathrooms) is a spacious wing for the guests, located on the northern side of the convent. On the ground floor are the entry/reception, a kitchen with breakfast room and a laundry. On the upper floor are two generous living rooms with veranda (23 sqm - 247 sqft) and bathroom plus the sleeping area made up of six bedrooms and two bathrooms. * The old priest's house (600 sqm - 6,456 sqft, 2 bedrooms and 1 bathroom) right next to the church is laid over three floors. On the ground floor are the entry and several storage rooms. The staircase leads to the first floor, featuring an apartment made up of an ample living room, kitchen with dining room, two bedrooms and a bathroom. On the upper floor, extending above the church as well, are several workshops and storages and a studio with a small terrace (12 sqm - 129 sqft). Lastly, the building features a spacious cellar (117 sqm - 1,259 sqft) and several technical rooms (24 sqm - 258 sqft) for the systems of the convent. The old monk cells have been converted into two cozy guesthouses, both on a single floor. Cell A (53 sqm - 570 sqft, 2 bedrooms and 1 bathroom) is made up of a central corridor connecting the kitchen, two bedrooms and a bathroom. Cell B (61 sqm - 656 sqft, 2 bedrooms and 1 bathroom) has the same exact layout of the previous one, plus a small technical room on the rear. Just a few steps from the convent is the keeper's house (157 sqm - 1,690 sqft, 3 bedrooms and 1 bathroom) laid over two floors. On the ground floor are four rooms used as cellar, storage and firewood shelter, while on the upper floor is the apartment with entry, living area with cooking corner, three bedrooms and a bathroom. The property is completed by the old pigsty (42 sqm - 452 sqft), a greenhouse (42 sqm - 452 sqft), the pool technical room (26 sqm - 280 sqft), the water cistern (16 sqm - 172 sqft) and a spacious underground garage (66 sqm - 710 sqft) where one can shelter cars and/or tools. The convent is surrounded by a well-maintained garden enclosed by a wall that ensures privacy. Right next to the convent is the 12 × 6 m swimming pool, designed in 1990 by Pietro Dorazio and paved with Bisazza mosaic tiles. The land surrounding the convent (roughly 5.1 hectares) includes approximately 300 olive trees, a truffle ground and a small wood that shelter the property from prying eyes.
