ITALY, TUSCANY, LUCCA, BAGNI DI LUCCA VIRTUAL TOUR: House with Pool on the Edge of a Village House with Pool. This villa is in a beautiful position, and has shops and a trattoria and bar only five minutes walk away. It is set on the edge of a rural village in Northern Tuscany which is great walking country, but where you are also within easy reach of Bagni di Lucca (10km) and other famous cities and sites. A south facing terrace with fabulous views looks out over a private pool, while a shady loggia with a BBQ offers al fresco dining. With its lovely narrow cobbled streets, the hamlet is virtually a car free zone but car parking is available in the village car park about 150 metres away. This large secluded 3-storey 100 year old villa can sleep up to 7 people and 2 babies. There are two bedrooms with king size double beds, one with twin beds and one single room. The twin room is accessed via the single room. There are two bathrooms with wc, large entrance hall with cloakroom/wc; large open plan kitchen and sitting room. The bedrooms and bathrooms are on the top and lower ground floor, with the main living space on the ground floor, a very useful layout for two couples sharing. The villa has central heating, and the hot water supply and swimming pool water is also boosted by solar heating panels. The villa stands at about 500 metres above sea level. Just 15 minutes away lies pretty Bagni di Lucca, a thriving spa town in the 19th century, when Byron, Shelley and Browning were frequent visitors. Spa treatments are still available. Lucca, a graceful medieval walled town, one hour away is a delight to visit. Florence itself is only 1.5 hours' drive away. The Garfagnana national park is fabulous walking country. The nearest beach is at Viareggio; about 90 minutes away, and there is skiing at Abetone, 40 minutes away. Pisa airport is about 80 minutes' drive away. Hot water is heated by solar panels, with a conventional oil fired boiler for back up in the cooler months. There is oil-fired central heating plus wood burning stoves and fireplaces. Drain-away septic tank. The house has wifi. This 100 year old traditionally stone-built house retains many original features such as tiled floors and fire places, but has been refurbished to meet modern standards. All windows are made from local chestnut wood and are shuttered; most are double glazed. Bedrooms have curtains too. Every room, (including the wc!) has fabulous views. Most floors are original terracotta. There are two separate outside seating areas, plus a porch. The total living area is large, approximately 208 sq metres. The high ceilings, shutters and thick stone walls help keep you cool in summer. Ground Floor An old chestnut arched front door opens from a large porch area on to a large stone floored hall. Kitchen and open-plan sitting room off hallway; Kitchen area: fireplace and wood burning stove, electric oven with gas hob, Smeg dishwasher, fitted cupboards, large table & chairs, fridge freezer & microwave. Sitting room area; tiled floor, wood burning stove, two 3-seater sofas, armchair, 32″ flatscreen satellite TV with freeview box (not Sky), DVD player, radio/cd player, Ipod player & large coffee table, bookshelves, board games. WC off hallway; basin & small bathroom cupboard. Wrought iron staircase leads up to first floor and down to the cellar (lower gr. floor) First Floor Landing - door to master bedroom; king size double bed (165 cm x 195 cm), double wardrobe & shelves, 6-drawer chest of drawers, 2 bedside cabinets & 2 lights, dressing table mirror & chair, 2 bedroom chairs, towel rail, linen basket, Linen chest. Double aspect windows. Ante-room off landing; door to single bed (90 cm x 195 cm), table & chair, bedside cabinet, shelves, full length hanging space, door leading into twin room. twin room; 2 single beds (each 90 cm x 195 cm), wardrobe, large 3-drawer chest of drawers, towel rail, chairs, linen chest. Double aspect windows. Family sized bathroom; toilet, large walk-in shower, washbasin, shaving socket & shaving mirror, armchair, racks & storage. Full length mirror on landing, cabinet with hot water bottles & hairdryer. Lower ground floor Wrought iron stair case leads down from hall to the cantina and wine store. Large open tiled hall area, door to shower-room; shower, toilet, basin, shaving mirror, shelf, stool. Cellar: laundry/utility room with washing machine. Patio doors lead out to back of house to sun terrace, garden and pool area. There is also an orchard. From the cantina area there is a door to: one double room; king size double bed (160 cm x 195 cm), double wardrobe, 8-drawer chest, bedside cabinets & lights, 2 chairs. Please note this room is partly built into rock, the temperature doesn't vary much, and it stays quite cool in summer. This room room doesn't have direct views of the hillsides like the other rooms, but has easy access to the terrace and loggia. It is quite private as has its own bathroom next door and there are no other bedrooms on this floor. Loggia From the lower ground floor there are doors out to the loggia and terrace. The loggia at the side of the house has a dining table & chairs, seats 8, and access to sun terrace & pool. Large stone built BBQ. Outside light over table. The loggia is partly shaded by a bamboo roof and walnut trees. Pool, Sun Terrace & garden The sun terrace can be accessed via the loggia or directly from the cantina. The terrace provides a table & wind-up tilting brolly with chairs and loungers with adjustable shades by the pool. The pool is 7m x 4m and 1.4m deep. There are lights around the pool and blue lights inside it light up the water at night. The pool is usually open from early May until the end of September. The water temperature is boosted by solar heated panels, and therefore obviously dependent on the ambient air temperature. The water is saline treated & buoyant to swim in. There is an outdoor solar heated shower, a clothes drying area, a medium sized terraced garden which has grapevines, a large herb bed for guests to use, walnut trees & young olive trees. The garden is surrounded by fencing and bushes. Most of the furniture is included in the sale price. NB Parking is about 150 metres from the property. This is a great rental property.
