This delightful property is a haven of peace and tranquillity, hidden behind a wall and closed off from the rest of the world. Where are we? The property is situated in the heart of a popular village in the north Gers, and within walking distance of shops and amenities. There are entrances to this property from two different sides, but we are going to access from the front, where we can walk down from the nearby restaurants, open air market, bakeries or pharmacy. A plain door in a white wall opens up to a private world where it would be easy to feel you are on holiday every day of the year. Summer kitchen We enter a covered patio which has been elegantly converted to a spacious summer kitchen, which includes a gas cooker and extensive storage. On the left, a practical pantry with fridge and storage space and a large closet where the pool pump and electrical box are kept. The sliding glass doors which access the patio are double glazed so this area can be used most of the year. Patio The entire patio area measures approximately 90 m2. Most of the area can be closed in by the pool cover and there is a classic wood burner in one corner, so that this provides additional living space for most of the year, except in the coldest weather. This large sunny terrace hosts banana trees, cacti and other low maintenance greenery in large stone planters round three sides of the pool area. There is a small patch of well-tended grass and an outside WC, shower and a stone fountain. Swimming pool The ceramic tiled swimming pool is the heart of this house as it dominates the outside space and provides a central element around which the patio, veranda and summer kitchen are placed. The pool shimmers in the sunlight and can be closed so that most of the patio is enclosed for the winter months. It measures 6 x 4 m and can be heated by means of a heat pump. In warmer weather the cover stays open of course, and there is lots of room for sun loungers around the pool. There is a pool alarm for added security. Ground floor A 27 m2 enclosed veranda runs the width of the house and currently serves as an extra dining area for most of the year, as well as an area to relax and read a book or have a siesta. It would be easy to imagine it filled with ferns, potted citrus trees and orchids and there are sliding glass doors and windows which open to the patio in good weather. Once we pass the veranda, we find an attractive living room with a fireplace insert on the left and on the right a dining area with views to the veranda and pool area. The open plan kitchen is neat and practical. There is a gas cooker and electric oven and microwave. There are well camouflaged built-in cupboards both in the kitchen and throughout the house so that everything can be put away and there is no need for clutter or mess. A door to the back of the property leads to a short staircase down to a parking area and a quiet back road. Basement This is a small, neat and practical space with laundry area and a door to the back of the house, where you can park a car or just stop to unload the groceries. There are a lot of cupboards in this area, as well as the washing machine, and the boiler is situated here as well. First floor As we go up the stairs, we realize that the careful planning and clever use of space evidenced on the ground floor is continued here. There are two bedrooms, one on each side of the stairs, and in the middle we have a full bathroom. On the right, a large (22.6m2) bedroom offers a sleeping alcove in one corner and stairs leading to a private mezzanine where you can watch TV or read a book. On the left the second bedroom has a private shower, washbasin and large built-in closets. Currently this area houses the fuel tank and is used for storage but could be used for so much more, including garaging for several cars or a possible extension of the house (subject to planning permission). It has a large double door which could allow access for a camping car or a truck. It is a really good addition to the house and means that you will never run out of space to park a second car! What would I do if this house were mine? I would winterise the veranda and make it into a large dining room with potted lemon trees and lots of other greenhouse plants to give it the feel of summer all year round. I would also add more plants and potted olive trees on the terrace which would maximise the feeling of living in a hidden riad or a South American hacienda.
