The Setting Located in an area of outstanding natural beauty, and ancient woodland, the area surrounding the property is an officially recognized nature reserve. This ensures peace and quiet and the absence of any cultivated crops in the immediate vicinity. Access to the property is via a long driveway which slopes gently down to the property reaching a plateau at the end, with open views over the surrounding fields. The land is mainly woodland rising up on both sides to greet the property which sits in the middle. There is a large barn to the left, perfect for the storage of vehicles or the family tractor. The house, originally an old stone farmhouse benefits from a vast paved terrace to the front. To the rear of the property there is a second covered terrace area overlooking woodland to the rear, which offers a tranquil and shady spot for outdoor dining. During our visit the only sound to be heard is birdsong, the only creatures in view : a red squirrel and a robin. On our walk down through private woodland there are wild flowers, a canopy of trees, and a sense of Nature in its rawest state, unchanged over the generations, as opposed to a more formal or landscaped 'garden'. The property The property was built in the 1800s and completely renovated in the 1980s with a rendered facade and a complete make-over of the interior. Beneath the chalk plaster there are the original thick stone walls which could be re-exposed. The current owners keep an immaculate home and the interior is in excellent condition, with a main house and an adjacent guest-house or gite. The kitchen The kitchen occupies a central position in the property, directly accessible from the front and rear terrace which is a particularly nice feature to the house. It has dark wooden kitchen units, a tiled floor and high ceilings. The kitchen opens out onto a downstairs: Double bedroom This bedroom has a window over onto the side garden, and has a glass and glass framed door opening onto the terrace. Although there is not a shower room there is a bidet and a sink (with access to water and drains for a potential shower room). On the opposite side of the kitchen, we come to: The Dining Room The dining room (with double doors to the rear terrace) has a high cathedral style ceiling and opens directly onto the : Main Reception Room The sunlit living room has a central fireplace and glass doors to the front terrace. The original entrance hall The original entrance hall door opens onto the main reception room. This space (being generous in size) is currently used as an extra downstairs bedroom with doors to the front of the property. An inner hallway on the far side of the dining-room leads to : The Laundry and Boiler Room With place for the washing machine and dryer, the de Dietrich boiler and the central electricity metre, this room also has a door to the garden. Along the same corridor there are two separate WCs, one next to the other, leading to : Bedroom 2 The second bedroom is a spacious room that currently has two single beds (or space for a double bed). Although there is not a shower-room, there is a recess in which there is a sink and a bider (with running water for a potential shower room). The same inner hallway leads to a downstairs Family bathroom with a bath tub, bidet and sink. The Guest House The guest house or gite is accessed either from the outside of the property, or from the hallway on the ground floor. The gite comprises a downstairs reception room with a wood-burning insert, a separate kitchen, and a wooden turning staircase to the first floor and the first floor bedrooms. The First Floor Bedrooms On the first floor, there are two good sized double bedrooms (one with a sink and a bidet) and a marginally smaller double bedroom. The first floor guest house benefits from its own laundry room, with a washing machine, a separate WC, and a family bathroom. To whom might this property appeal? What are its strong points? (And what might not be right for me?) This property will appeal to anyone looking for an utterly quiet location with lovely rural views. A love of woodland landscapes and squirrels is an advantage! The property has the advantage of being in immaculate ready to move into condition. This is not a rustic but a fine and solid house that has stood the test of time. One only has to look at the outer walls to see that this building has not moved but remained steadfast over the years. The views are lovely over the valley and the long private driveway, private woodland, park and orchard, all form an attractive floral barrier with the rest of the world. Internally, it is more than likely that modern buyers might wish to rejuvenate the decor, which was contemporary in style when the property was refurbished in the 80s. As such, there is a contemporary ambience to the property despite its original structure. For anyone wishing to refresh the interior (the bathrooms and kitchens are immaculate but vintage!) there is a perfect base on which to work. Lovers of original features will find the original old oak beams which are exposed (there is an impressive display of oak work in the dining-room) with a contemporary finish on the walls and floors. It should be noted that parts of the garden are steep - - in particular the drop down through the woodland. This is a property that has a full garden that will require a keen gardener. That said, much of the land is given over to woodland and the squirrels - so it is possible to some extent to hand the garden back over to Mother Nature. Most of the space immediately to the front and rear of the property has been paved to create the terrace area front and rear. The property has the added advantage of having a second guest-house (or gite) offering guests complete independence. This property is an ideal and spacious family home. The single paned windows would benefit from double glazed glass. Although this is purely personal taste, I would want to remove the 80s feel to the house (wallpaper and choice of tiles) and either introduce a more modern style or try to inject back a more period style to the house. The desirable position of the property and its excellent structural condition (internally and externally) would make this project worthwhile - and the current asking price has been fixed to reflect the potential for further development. On the lovely outside barn, I would like to have the asbestos panels along the side removed and keep the original stone with wooden cladding in its place. This is a beautiful stone building and were this work to be done, the approach to the property would be even more delightful.
