When the previous tenants leave, the property is normally given 3 empty days for it to be professionally cleaned, furniture fixed/replaced, rooms and communal areas painted and carpets cleaned or replaced, as required. We would then look for the contract to start immediately after the clean period. if more work is required we might be able to extend the void period but normally the start date is fixed.
