rumah beli di Perugia, Umbria
Villa Leila is an old farmhouse near the historic center of Perugia, accessible via a convenient paved road and equipped with an automatic gate. This farmhouse was almost certainly originally a tower or an outpost, as evidenced by the larger walls of the central body. The property as a whole covers an area of about 1.5 hectares, well terraced and used largely as an olive grove. Fruit trees arise all around the farmhouse, with a lawn that is well integrated into the surrounding environment without being artificial. The farmhouse is made up of two floors, with a further large habitable attic. Upon entering the farmhouse, you are greeted by large and airy rooms. The entrance opens to a corridor that leads to the custom-made kitchen, a bathroom, a large pantry with connected laundry room, up to the first living room opening onto two levels and the dining room. Continuing, you reach a study leading to the veranda, with a splendid view of the entire panorama in front of the property, characterized by a cobblestone floor, with large glass sliding doors on all sides. The sleeping area on the second floor includes a master bedroom with large wardrobe and access to a wonderful panoramic terrace, a spacious bathroom with bathtub, a balcony and a second master bedroom with en-suite bathroom and wardrobe. From the gallery, through a wrought iron spiral staircase, you reach the space in the turret equipped with a living room / study and an adjoining sleeping area. There is a roofed terrace overlooking the city of Perugia. Accessible externally there is a technical room equipped with a boiler and a small closet. The property can be further expanded. It is also possible to build a swimming pool on the property. Utilities There are all necessary utilities and systems. The central heating is operated by a LPG boiler, supplied by a buried gas tank. The water supply is guaranteed by municipal water and private well. A wide ancient cistern collects excess water. There is an automatic irrigation system for the lawn that surrounds the entire property. Alarm system available. Satellite TV is available. Internet access available. State of repair A full restoration was carried out in mid 80s, but interventions and improvements have been made on an annual basis and therefore this property does not require major investments or interventions, aside for some repaint and cosmetic work. All finishes are of good quality; the floors are handmade terracotta, the ceilings on the ground floor are done in the traditional wooden beams, windows are double glazed, the bathrooms are dated but still done to a good level; the entire structure is equipped with central heating via cast iron radiators. All windows and other openings are equipped with bars or armoured shutters. Use and Potential Uses The property is suitable as a primary residence, a second home or a vacation home. Location Villa Leila’s location is highly unique; although just 800 m from Porta Sant´Angelo and the external walls of the historical centre of Perugia, it stands in a beautifully paramount area with broad views and eye-defeating panorama.
