On the slopes of Monte Amiata, amidst the charming hills of the Val d'Orcia, renovated country house with swimming pool and olive grove. The building (550 sqm) is in excellent condition, in rustic Tuscan style, and is currently used as a holiday home (6 bedrooms) and the owners' residence (2 bedrooms). The garden of the farmhouse hosts two panoramic swimming pools with views of the Val d'Orcia, while the agricultural land (52.0 ha) includes an olive grove (400 trees). The farmhouse is accessible via a short unpaved road (850 m) and all basic services are available in the nearby village of Castiglione d'Orcia (9 km; 15'). The village of Montalcino is less than half an hour's drive away, while Florence and Siena are one hour and two hours' drive respectively. The farmhouse (550 sqm - 5,918 sqft, 8 bedrooms and 8 bathrooms) is laid over two floors and maintains the rustic appearance of a Tuscan building. The ground floor is currently used as a home by the owners, while the upper floor houses the guest accommodation. The two floors are completely independent, not connected by internal stairs, and therefore lend themselves very well to accommodation, guaranteeing privacy for both owners and guests. in terms of systems, the house is equipped with a photovoltaic system (9 kW, installed on the roof of the poolside canopy) and is connected to the Fiora aqueduct. The heating system currently runs on LPG, but it is ready to be complemented of a solar system. - The owners' house consists of a bright living room, from which it flows into a spacious dining room connected to the kitchen. Also from the entrance hall, on two sides, there is access to two bedrooms with en-suite bathrooms, while beyond the kitchen is a private office space and laundry room. - On the upper floor, accessible through various French windows, are six guest bedrooms (all with en-suite bathrooms) that revolve around a spacious central breakfast room with a dedicated kitchen. Not far from the farmhouse is an agricultural warehouse (80 sqm - 861 sqft) that is used to shelter equipment used in the maintenance of the fields and garden. Behind the farmhouse is a spacious, open car port (90 sqm) where up to seven vehicles can be comfortably sheltered. The farmhouse is surrounded by 4,000 square metres (1.0 acre) of well-maintained garden with a breathtaking view of the hills of the Val d'Orcia. Just below the farmhouse are the two swimming pools (12 × 6 m and 4 × 2 m, respectively). Next to the pools is a shaded pergola where you can spend hot summer days out of the sun. in addition to the garden, the property has 52.0 hectares (128.5 acres) of land lying in the rolling hills of the Val d'Orcia. Next to the farmhouse, and not far from it, are 3.7 hectares of olive groves (with a total of 400 trees) that produce about 2,900 kg of oil per year. The remaining area is co-covered by woodland (27.8 ha) and arable land (20.5 ha) very suitable for the cultivation of vines, which find in this area the perfect conditions to express themselves at their best; after all, we are only a few kilometres from Montalcino.
