In an excellent location in Strmca pri Laško, we have for sale a building plot of 713 m2, with a valid building permit for the construction of a single-family house. The development area is defined as 100% building land, according to the detailed intended use, it is residential areas intended for living. According to the municipal spatial plan, the building land has the designation SS. Spatial unit code: EUP: LAU-26. The plot has a southern orientation and has a distinct sunny position. Floor plan dimensions of the house: Ground floor: 13.00 m x 8.65 m, Mansard: 13.00 m x 8.65 m. Net area TOTAL = 177.01 m2. Areas of the rooms (ground floor): entrance (6.19 m2), corridor + staircase (17.00 m2), toilet (4.95 m2), heating station (4.30 m2), living room (18.80 m2), kitchen + dining room (38.67 m2); TOTAL 89.91 m2. A small fireplace is also planned in the living room, for which a suitable underflow-air intake, in the screed, and a Schiedel chimney will be implemented. In accordance with the purpose of the premises, the following heating systems are planned in the building: a) Floor heating consists of the following components: - high-pressure cross-linked PE-X pipes or Alumplast pipes with a diffusion barrier - system and additional thermal insulation (floor in the field approx. 12 cm) - cement screed with added plasticizer, 5-6 cm thick - flush-mounted distribution cabinet b) Installation of a heat pump (air - water): It is planned to install a low-temperature hot water heater with weather-dependent adjustment to actual needs. The heat source is air. Compact indoor unit with integrated sanitary water storage tank, heating water tank, diverter valve, electric heater. From the hot water heater, the heating distribution will be led to the storage tank for heating water and the boiler for sanitary hot water and then on to the individual distribution box of the heating. The residential building will be connected to the public low-voltage and buried power network (three-phase electronic meter; 3 x 25 A), the existing public water and sewage network. In the area intended for the construction of houses, it is possible to connect to the public water network under the conditions of Komunale Laško. A new water pipe is brought to the plot and a typical thermowell with a water meter is placed in the green itself at the edge of the plot. The facility is connected to the public water network PE63. The pressure at the connection point is approximately 2.7 bar. Meteoric water from the roof and surface will be discharged into the pipe infiltration sink via drains and retainer. Fecal waste water must be connected to the public sewer via the inspection shafts.
