In the municipality of Piegaro, between Perugia and Città della Pieve, we find this important complex for sale, consisting of a main building, an annex, an antique throstle and a very ancient shed. The main building covers an area of about 412sqm; 231sqm of them are dedicated to the residential use on the first floor, where we find two independent living units, connected one another through a service passage, plus attics that could be added to one unit or another. At ground floor we have independent divided rooms (former stable, storage, woodshed) for a total area of 180sqm. Just a few steps away from the main building there are a throstle and an annex, for a total surface of about 116sqm, while the shed covers an area of about 34sqm. The entire property is surrounded by about 18ha of wood with tall trees. Utilities The property is provided with electric power: in order to preserve the natural environment and the territory, the entire line has been put underground, from the entrance gate to the buildings. There is also a spare conduit, large enough to host more cables. Many inspection wells have been installed along the line, all draining and with load-bearing cover. The water supply was granted by a fountain until now; recently, after verifications, a more convenient and rational source has been identified. Anyway, the works have not been carried out yet, in order to harmonise the system with the needed use, in accordance with the number of living units and the eventual construction of a swimming pool. The heating system is not present. State of repair The buildings were object of consistent works of restoration and anti-seismic improvement during the first years of 2000. All the roofs have been renewed, respecting the pre-existing typology, with the addition of wooden beams and cotto tiles. Moreover, a screed with insulating functions has been built, with the installation of new and old tiles and waterproofing sheath. The buildings currently need to be completed (finishing, windows and doors, part of the systems) and could be customised according to the use the new owners would choose. Use and Potential Uses With the necessary completion works, this property would be suitable for different purposes: the first possible solution is a residential villa with three living units (two already existing, one to be built in the antique throstle); the other solution is an agritourism/holiday home, with mini apartments (up to 7), without adding volume (this possibility would be strongly supported by regional subsidies). Location This important complex is located in the municipality of Piegaro (PG), south of Lake Trasimeno, between Perugia and Città della Pieve. The district, called Acovile, is set on a slope, steep in some sections, on the southern layer of the surrounding hilly area, 574m a.s.l. To the north and the east, we find wide panoramic areas overlooking the wooded hills above Città di Fallera and Colle dei Ginepri; to the south-west, mount Arale and the valley of River Nestore; far away, we can see the peaks of mount Cetona and mount Amiata, Città della Pieve, Panicale and Montepulciano.
