Property description An incredibly well-proportioned two-bedroom flat, spanning over 1100ft2, located in a convenient location for Crystal Palace, Penge & Beckenham. The flat also has its own front door, will have a fresh lease of 125 years and is offered in immaculate condition, having just had a complete redecoration and programme of external works completed at the end of 2023. The flat offers incredible value and a square footage greater than many local houses, there's plenty of space to work from home and to have guests over in complete comfort. It is very well finished, with a quality modern kitchen and bathroom, wood flooring throughout and quality double glazing, making it energy efficient and very cosy (EPC rating is a C). The accommodation is spread over three floors, on entering via your private front door you're greeted with a well-presented hall, it's practical (in inclement weather especially) in that it has wood flooring and space for coat hanging and shoes. On the first floor are the kitchen and reception rooms, the reception is a generously sized room with two large double-glazed windows, and there's plenty of space for large sofas and also a dining table large enough to accommodate 6-8 fairly easily. The kitchen is adjacent to the reception, it's a large space with absolutely masses of storage and acres of worktop space, all the appliances are integrated under-counter and the cooks among us will hugely appreciate the gas cooker and vast amount of worktop space, even the most ambitious meals for multiple guests will be a breeze given the sheer space you have to work with. Moving upstairs there are two bedrooms and a bathroom, one of the bedrooms faces the front of the building which benefits from an eastern aspect, making it incredibly bright in the mornings. The second bedroom overlooks the back of the building and has a western aspect, making it brighter in the second half of the day, it also has a built-in wardrobe providing useful storage. The bathroom is large and beautifully finished, with a shower over a full-size bath, you have the best of both worlds! There are large tiles surrounding the bath and half of the surrounding walls which give a quality feel to the room, as do the new shower, taps, and shower screen. There's also an incredible amount of built-in storage space in the bathroom making it a very practical space. There is a bonus room with the flat, we're not marketing it as a third bedroom or an official space purely owing to the incline on the stairs leading to it, but it's a large space and for those inclined to use it as such, it could be a third bedroom. It gets fantastic light at the front in the morning due to the east-facing skylight and also gets the southern sun as there are no buildings nearby putting it in shadow, and you also get the afternoon and evening sun from the west! There's also a fair amount of eaves storage on both sides of the room. Recent works to the building include extensive works to the roof, chimney, guttering, and repointing amongst other items, all of which are covered by a 10-year guarantee. Internally the flat has had some notable upgrades, such as a high security front door, new solid wood internal doors an upgraded consumer unit and as mentioned it has been meticulously redecorated throughout before being brought to the market. Tenure-wise, the flat will be granted a fresh lease upon exchange taking it to 125 years, the ground rent is currently £60 per annum, there is no service charge and the cost of building insurance is split with the freeholder (currently £350 pa). Location-wise, the flat is 0.1 mi from Birkbeck Station, with two trains per hour to Beckenham Junction and London Bridge via Crystal Palace. There's also a tram every ten minutes, which takes you into Beckenham Junction or East Croydon in the opposite direction (great for the Gatwick Express!). Beckenham Junction Station opens up a direct link to both London Bridge & Victoria. Elmers End Station is just over half a mile away and offers another Tram link and also a direct connection to Charing Cross. The local parade on Elmers End Rd has a Co-op, a gym, a few cafes and other useful amenities, including the newly opened Italian restaurant 'Bella Vista'. There's an Aldi close by, and Penge High Street is not far for a wider selection of shops, including a larger Sainsbury's. Beckenham High St would likely be your go-to for a night out, owing to how accessible it is via Birkbeck station, and offers a vast variety of restaurants providing a truly global selection of cuisines to choose from, as well as many cafes and coffee shops. Crystal Palace is just under 1.5 miles away, famed for its independent shops and artisan sellers, there are very few chain shops on The Triangle which is widely celebrated and it has an abundance of lovely coffee shops, incredible restaurants and gastro pubs, as well as galleries, yoga schools, an everyman cinema and a farmers market which operates every Saturday on Haynes Lane. Elmers End is down the road, for your bigger shop there is a large Tesco Supermarket, and just before Elmers End is South Norwood Country Park which offers 125 acres of parkland, wetlands and meadows, great for dog walking and exercising. The local schools are very sought after, with the most popular ones being Stewart Fleming (rated outstanding) which is just behind the flat, Churchfields, and the perennially popular Balgowan primary school are also very nearby, which is useful if you are considering putting down roots in the area.
