This is a property with several different aspects to it and one which offers the opportunity for its next owners to “live the dream”. The present English owners, who are retaining their own house nearby, have painstakingly completed all the necessary spadework during the last few years to enable their successors to revive a profitable livestock business, which they were running until September 2014. The farmhouse itself is in good basic order, having been fully rewired and certified and all windows replaced with double glazed pine framed windows. Due to its sloping site, the house is of split level construction, part having four storeys and part having three. At the back of the ground floor are a tool room, various cellar rooms, a wash room, boiler room and a stable with vaulted ceiling. The front part of the ground floor comprises an entrance hall, living room, kitchen, bedroom and bathroom. There is a similar arrangement of rooms to the two floors above, so that there is potential for a total of seven bedrooms and three bathrooms. The size of the building means that there is excellent potential to start a Bed & Breakfast business. There is a demand for this in the area as the local small town of Scurano is just 2 miles or 3.22 km away and the ski slopes are only a 30 minute drive. As well as mains electricity, the farmhouse has mains gas and water connected. Drainage is to a septic tank. The purchase price reflects the fact that there is further modernisation to be done, after which the new owners will wish to redecorate to their own taste. There is a large two storey stable and barn to one side of the house and, on the other side, there is another barn with a wine cellar underneath. Subject to obtaining planning permission, the barns offer potential for conversion to additional living accommodation and letting bedrooms. NEARBY FACILITIES The property is a short distance from the small town of Neviano degli Arduini, which is situated some 80 km west of Bologna and 25 km south of Parma and is located at the foothills of the Apennines. It is in the Emilia-Romagna Region within the Province of Parma. The town offers a good range of local facilities, including shops, a supermarket, bars and restaurants. Such facilities will also be found at Scurano, which is even closer to the property, being just over 3 km away. This small town is noted for its two outdoor swimming pools, one for adults and one for children, both being slightly heated. There is also a hydro-massage pool with a completely new water system. Complementary facilities include a bar, car park, large garden, aqua gym, five a side football field and bowls field. There are no less than fifteen winter resorts in Emilia-Romagna, together providing a wonderful selection of ski slopes and ancillary amenities to suit all age groups and levels of competence. The majority of these are between 30 and 60 minutes drive of the property. For the record, there are 300 skiable kilometers in the Apennines of Emilia-Romagna plus 3000 kilometers for cross-country skiing. Finally, the Emilia-Romagna Region is not short of golf courses either! In total, there are ten 9 hole courses, fourteen of 18 holes and two boasting 27 holes. Then, of course, there is the wonderful regional capital city of Parma, with its magnificent architecture and museums, as well as its historic Cathedral and Baptistery.
