Réf.: 68916DD Chassiers ? Where is it ? in southern Ardèche near Largentière & Aubenas At the confluence of the 3 rivers, the Ligne, the Lande and the Roubreau, this village of old stones and round tiles offers excursions rich in historical anecdotes... Chassiers remains a real historical enigma with little-known origins! The cavities dug into its sandstone rocks suggest activity as far back as the feudal period; local folklore also suggests the presence of a monastery as far back as the 6th century... However, the village's proven origin remains its 12th-century Romanesque chapel. Around the village, steep slopes and low dry stone walls give a glimpse of the terraced farming typical of the region - a real taste of the south, and of escape! The property we are about to propose is (according to the owner) a former monastic farmhouse belonging to Mazan Abbey (on the Ardèche plateau), the earliest elements of which date back to the 12th century (downstairs room with large fireplace). Shortly before the French Revolution, it was bought by the Suchet family (Jean Pierre SUCHET the father and uncle Etienne SUCHET, of Marshal Suchet, Duke of Albufera, Napoleon's former marshal), to set up a spinning mill and a silkworm farm*, the remains of whose chimneys are still visible. It was later sold to a family who kept it for over 100 years. - Magnanerie, from the Occitan magnan, meaning mulberry bombyx silkworm, is a former site of traditional sericulture, i.e. silkworm rearing. This vast property, full of character, comprises three separate buildings. The main house, built over four floors, has vast, light-filled living spaces. The ground floor opens onto a large living room with a fireplace, followed by a fully equipped kitchen and a cosy dining room. There are also five elegant master suites, each measuring 22 m², plus an additional bedroom with its own bathroom facilities. The basement houses two vaulted cellars, ideal for storage or a wine cellar. The first outbuilding, an old barn renovated with a recent roof and new flooring, spans two levels, offering 54 m² of potential for conversion into living space. This outbuilding borders the perimeter of the property and opens, via a large porch, onto a charming path that winds its way through to the private woods. Opposite the barn, a covered patio has been converted into a pleasant space for relaxing, extended by a terrace planted with trees. Between this outbuilding and the main house, a 4 m x 7 m heated swimming pool invites you to make the most of the fine weather. A wide stone staircase leads up from the main house to a spacious terrace linking the house to the second outbuilding. This outbuilding, formerly used as a silkworm nursery, has been completely renovated (new roof and woodwork). Located above an old stable and a cellar, the ground floor features a wonderful 69 m² (69 sq ft) room, converted into a dining room and lounge with a modern fireplace. Another 75 m² (75 sq ft), with its period stone flagstone floor and separate entrance from the garden, could be used for a variety of purposes: additional accommodation, reception room, etc. The possibilities are endless. Let your imagination run wild. Behind the main house, a second terrace overlooks the swimming pool and offers uninterrupted views of the garden and surrounding area.
