Ref.3928 : French castle for sale in Occitanie. Ideally located halfway between Toulouse and Carcassonne in the middle of a preserved nature, this imposing castle whose foundations date back to 1270 will seduce you as much by its architecture and history as by the quality of its renovation. The chateau retains a 13th century gate tower which was incorporated into the main building of the 16th century. Around 1830, the original fortress was converted into a pleasure house in the Italianate style. The moat was filled in, large ashlar openings were made and the ground floor was converted into a huge Haussmann-style flat. The castle with its rectangular stone building is flanked by three towers. The horseshoe-shaped tower on the south side of the building has a monumental oak spiral staircase from the 16th century. This is a very rare architectural feature. A roof of hooked canal tiles tops the whole. With a living area of approx. 1,000sqm, the chateau comprises four levels of equivalent surface area: the first level is semi-buried and houses several workshops, a garage, a boiler room, a cellar and even the remains of an old prison, another witness to the site's past. On the ground floor: the main entrance, facing south, is accessed via a stone stairway and leads to a very luminous hall with moulded wood panelling and herringbone oak flooring. This level offers a total of 7 bedrooms, 2 shower rooms, a bathroom, 2 living rooms, a dining room and a kitchen. Numerous fireplaces, most of which are still in working order, add an extra touch to the decoration, as do the old parquet floors in various styles: herringbone, herringbone and Versailles for the summer lounge. On the first floor, we find the magnificent 16th century knights' room with its monumental fireplace equipped with a spit-turner, its French ceiling, its gigantic library and its frescoes with floral decorations. A billiard room, a dining room and a chapel in the east tower complete the reception rooms. The rest of this level offers four spacious bedrooms each decorated with a different theme. Two shower rooms and a bathroom adjoin the bedrooms. There are also beautiful terracotta floors, half-timbering tinted with natural pastel pigments, a historical reference to the rich pastel culture of the 16th century. The second floor offers good prospects for extension with a surface area of approx. 500sqm. This vast attic, divided into 5 large rooms with natural lighting through high windows, has a heavy roof structure at a height of some 6 metres, which leaves plenty of room for imagination when it comes to fitting out these volumes. Just a short distance from the chateau is a delightful stone cottage with a total surface area of approximately 160sqm on two levels. It has a kitchen, a dining room, a living room, a shower room, a bathroom, 4 bedrooms and a shed. This makes it possible to increase the capacity of the place if necessary and also to offer independence. A garage for 2 cars is located not far from the chateau. The property, with a total surface area of 44 acres (18 hectares), is in one piece. The château is set in the middle of a 9.88 acres (4 hectare) English-style park where various species such as maple, lime, hornbeam, plane tree, cedar, umbrella pine, etc. are found side by side. An imposing avenue of plane trees leads to the château. A swimming pool is located in the park. The other 34.59 acres (14 hectares) are cultivated (wheat and sunflower) by the owners. This land is free of rights (no lease or rent).
