All three floors have fine views of the sea and the island of Krk, as well as its connecting bridge. On the ground floor, there is a large living room with fireplace, fitted kitchen with twin bowl sink unit, a range of floor and wall cupboards, built in oven and hob and freestanding fridge-freezer. There is also a spacious dining area. A bathroom is situated on this floor. Outside is a large terrace with barbecue, outdoor shower and storage. The first floor comprises three bedrooms, one smaller room, a bathroom and a shower room. There is a large balcony, which is accessed from two of the bedrooms and includes a summer kitchen. The second floor apartment has a floor area of 80 m² and consists of a living room, with air conditioner and satellite television, two bedrooms, kitchen, bathroom and balcony. The property is to be sold fully furnished, excluding personal effects. The plot includes a good sized garden, which includes trees and vines producing walnuts, figs and grapes. It is possible to add another floor to the house. This may well be of interest to the next owner, as the annual visitors of about 3000 to Jadranovo are accommodated in furnished apartments and rooms within the town, which does not have any significant hotel accommodation. It follows that the property has a worthwhile income potential from holiday visitors, which can be increased if the suggested building project is carried out. JADRANOVO Jadranovo is a relatively small town situated on the north Adriatic coast and its population of about 1200 derives most of its income from tourism. This is partly due to its close proximity, about 9 km, from the much larger Mediterranean tourist resort of Crikvenica, whilst Rijeka is only about 26 km away. However, the town, which is divided into two parts by a small peninsula, has its own special features, for which it is well known. The peninsula incorporates the Bay of Lokvišce, which is famous for its healing mud. The town has several beaches of its own, isolated bays, many natural beauty spots and, of course, the crystal clear Adriatic Sea. All the obvious local facilities are available in the town and there are plenty of excellent bars and restaurants. Fishing has played an important part of the recent history of Jadranovo and this is celebrated by the colourful Fishermen's Festival during the summer. There is plenty in and around Jadranovo to interest lovers of history! Most notable are the archaeological ruins of Lokvišce, where the oldest finds date back to the Stone Age – from 6500 BC to 4000 BC. In the Bay of Lokvišce, a large number of broken amphorae have been found, indicating that Lokvišce was once a small port with warehouses for the production and storage of wine and olive oil. An important feature of the town is that, despite the lack of a hotel, it is able to accommodate about 3000 visitors during the holiday season. This is due to the number of furnished apartments and rooms which are rented out to holiday makers. IMPORTANT NOTICES 1.
