Looking for new beginnings? This small estate, built of local limestone, is situated in Southern France about 70 kms from Toulouse airport. It sits in lavender-filled grounds of 8 acres and comprises a large family-sized house, a letting gite, a further stone outbuilding and two swimming pools. The property is in an elevated position, surrounded by agricultural land known for its melons, sweet white grapes and Agen prunes. It is just a few minutes away from Lauzerte, listed as one of the most beautiful villages in France. This is a hotly contested list and Lauzerte is one of just 155 villages granted this distinction in the whole country. The small Bastide town dates back to at least the 12th C and has been the stopping place for pilgrims following the Route of Santiago de Compostela for generations. It has been extensively renovated over the past 10 years and the limestone and half-timbered buildings are outstanding. There is a small market on a Wednesday and a larger one in the main square on a Saturday morning. You will find everyday provisions in the local supermarket, as well as smaller shops and cafes. There is a local artistic community specialising in textiles and pottery. The house and gite are fully renovated. Every room is filled with character features, nooks, crannies, fireplaces, bleached beams, stone flooring and exposed stone walls. It seems to lend itself to simple furnishings so as to allow the original architecture to speak. The letting gite is completely self-contained and both properties have their own pool (10m x 5m). The pools use either chlorine or salt, and the gite pool is warmed by a heat pump. As well as income from letting the gite, the main house is configured in such a way that the new owner could consider either using some of the space for B&B paying guests, or even dividing it into two separate units, thereby creating a second gite and smaller home. Space is not an issue here. The ground floor of the main house comprises a fitted kitchen (29.73m2) with a Godin range cooker and a dining room (27.94m2), currently used as a sitting room. On the upper floor is the main sitting room (31.2m2), the master bedroom (28.69m2) with ensuite shower & WC, three further double bedrooms and three bathrooms. Two of the bedrooms are about 26m2, the other slightly smaller. They are all light and airy. The gite is similarly in excellent order. It has a fully equipped kitchen/sitting room (44.59m2), five beautiful bedrooms, all about 12m2, and three shower rooms with WC. The grounds are mostly lawned, with large areas of glorious lavender and dotted with cypress trees. Both properties have large terraces for enjoying the warm evenings, the views and outdoor eating. There are International airports at Toulouse (72kms) and Bergerac (80kms). Should you prefer to travel by train there is a TGV station at Agen (50kms).
